How I’m Building Pipeline

A strong pipeline isn’t about volume—it’s about quality, alignment, and trust. And building that kind of pipeline takes time.

Most of my time goes into building, nurturing, and navigating broker relationships. That means staying in regular touch, responding quickly to deals that come my way, asking thoughtful questions, and showing up in person when it counts.

Every conversation matters. Good brokers remember who engages with care—and they prioritize those who do. I try to be easy to work with, fast but respectful, and clear about what I’m looking for. That helps them help me.

Of course, I spend time reading CIMs and modeling businesses. But that’s only half the job. The other half is making sure I’m top of mind when the right deal shows up—and being ready to act when it does.

This isn’t about sheer volume. It’s about fit. That means narrowing the filter, not widening it. I’m not chasing every listing—I’m building conviction around the ones that align with my thesis and values. That shows up in the questions I ask and the feedback I give.

This stage of the search isn’t loud or public. It’s quiet, methodical, and relationship-driven. And it’s starting to pay off..
